Purchase Price: $37,500
Sale Price: $45,000
Gross Profit: $7, 500
Closing cost on the Buy: $277.50
Closing Cost on the sale: $805.00
Total Closing cost: $1,082.50
Gross Profit: $7,500

Total Closing cost $1,082.50

NET PROFIT $6,417.50

It took Eddie the Mentor Bear 10 days to close and 4 hours of his time, from finding the property to the closing table.

What is required to do a REO deal like this one??
# 1- Know exactly what you want and apply specialized knowledge
# 2- Have a measurable plan of action with a date line
# 3- Identify the people that are going to help you get a deal like this one

Eddie: When you’re making offers you MUST know the Value of the property
Road Runner: Value? How can I tell the value fast, Beep, Beep.
Eddie: Keep these 3 things in mind when you are running around looking for your deals:
1. How far away? The closer the better
2. How old is comp? the nearest to today’s date the better
3. Square footage?Select the comps that have Sq. Ft. closes to the subject property

Road Runner: That’s it? Anything else? Can I go now? I’m in a hurry and want to make sure I’m not missing anything Beep. Beep.

Eddie: Ok, don’t run off yet, Here are 3 more things you can consider before making your 5 offers a day!!

Your Offers should be 50 to 60 % of the value or less. You must consider a few things before. Here’s a sample of 3 things you must consider 3 additional things:

1. Is it a high price area or Low price area?
2. If the house needs $5k in repairs or $20K in repairs
3. How long has it been on the market? 2 days 2 weeks 2 months?

Must adjustments in your offers so they’ll be more effective .

Eddie: Well, one way to get fast results is to pay attention to details when you search for listings. Make sure you are looking at new listing, look for keywords like “motivated seller” “priced to sell” “make offer”"price reduced”. This saves time!

In most areas, most of the time a small roof leak starts in the gap between the shingle roof and the flat roof.

Most people have no idea what to pay for a minor roof repair, but think it’s too expensive! It seems like it’ll cost $3,000 when is really $300.
