<p>That would be about as good as it gets – in fantasy. But in fact, if you blog, you can get pretty close to that scenario. Agents are doing it every day, and they’re beginning to make money – big money.</p>
<p>A blog, if it’s done right, can turn you into an expert, too. Here a few tips to writing a blog:</p>
<p><span style="color:#ff0000;"> Be Informativ</span>e. Sharing good, useful information is not only the best way to get readers; it’s also the best way to build their trust. If the information has value, you become the authority – the person to look to when it comes to real estate.</p>
<p><span style="color:#ff0000;">Localize your blog</span>. A close cousin to being informative is knowing what your readers want to read about. Any good newspaper person will tell you all news should be local. So what’s going on in your community that’s related to real estate? Check the newspaper and Google your city. What can help potential sellers and buyers? What are the local developments in the various neighborhoods?</p>
<p><span style="color:#ff0000;">Personalize your blog</span>. People do business with those they know. If readers can get to know you on your blog, you’re one step ahead of the competition. I heard about an agent in Seattle who loves Elvis and she incorporates the icon into her real estate business every chance she gets. She’s slowly building a memorable and personable brand for herself in her market.</p>
<p><span style="color:#ff0000;">Write to your target audience</span>. Always, always keep your reader in mind when you’re writing your blog. Consider posting a picture of a person who represents your target audience near your computer. Write to that one person. Use the words and language that person is used to reading. If your writing feels “right” to them, they’ll trust you more.</p>
<p><span style="color:#ff0000;">Always include a call to action</span>. If you don’t tell readers what to do, they’ll never do it. I know this is marketing 101, but you’d be surprised how many agents don’t have a call to action in their blogs. Ask readers to call you for the latest statistics of home sales in their neighborhood. Ask them to e-mail you with real estate questions (you can then use those questions as topics in future blogs). Get them to call you for a list of your latest listings. The key is to engage your audience.</p>

This can create tension when there does not have to be any. When it comes to negotiating a real estate contract the less stress there is, the better for everyone. This is why it is considered negotiating, so everyone is happy with the outcome. The real estate deal goes more smoothly this way as well.</p>
<p>There are some things you should remember when entering into contract negotiations. Here are a few pointers to help achieve positive results in creating a good real estate deal.</p>
<p>Determine what you are trying to achieve, such as: a better price for everyone; closing as soon as possible; move into or out of the home in a timely manner; ensure a quality home with repairs and updates done.</p>
<p>Negotiate with reason not emotion: do not get angry; compromise fairly; do not be judgmental; make every point clear and understood.</p>
<p>Try not to negotiate standard or normal policies: If it is normal for the sale to be contingent upon an inspection, do not try to negotiate this; Normal date of possession should not be more than 30 days; The seller usually pays for the title search while the buyer pays for the appraisal is normal.</p>
<p>Listen to both sides of the negotiating table: The buyer may have good reason to make the offer he or she did; The seller may need to have more money to find another house; Be fair to everyone involved and the negotiations will go smoothly.</p>
<p>Never rule out anything: Sometimes a new way of thinking or a new approach may not be such a bad idea</p>
<p>The seller should take a business approach to the whole deal. He has a commodity which is in demand. This can sometimes make it hard for him to see the whole picture. The buyer can always go somewhere else to find what he wants. On the other hand, the buyer needs to understand the seller has to make a profit. This will allow the seller to move on.</p>
<p>There are times when the offer may be more than the asking price due to some financing issues with the buyer. He or she may not be able to acquire the entire down payment necessary for the loan. By offering a higher price, the difference can be counted as part of the down payment. This is something which can be negotiated during a sale. When it comes to negotiating a real estate contract there is nothing which is out of the ordinary. You may have to be a little creative to find a solution which makes everyone happy, but it is worth it in the end.</p>
